The legacy of Sager Family Homes has always been rooted in community, quality, and lasting impact—and that legacy is set to continue through a strategic transition in East Pierce County. We’re proud to announce that Scarlett’s Landing, one of our thoughtfully planned developments in the Summit View neighborhood of Tacoma, has been officially acquired by D.R. Horton, Washington. This milestone marks the next chapter in a project that reflects the values we’ve carried forward for decades as a local builder with deep roots in Tacoma and beyond.
Scarlett’s Landing was born from our vision at Sager Development to create more than just homes—it was designed to become a connected, sustainable community that serves families and homebuyers seeking new homes in Tacoma. Now, as the project transitions to one of the nation’s most recognized home builders, we reflect on what this means for East Pierce, our customers, and the ever-evolving landscape of home development in Washington.
A Vision Rooted in Community: The Birth of Scarlett’s Landing
Our journey with Scarlett’s Landing began in the spring of 2022, when Sager Development filed the initial plans for what would become a 27-lot subdivision located near 144th Street East and 58th Avenue East, nestled in the vibrant Summit View area of Tacoma. The site, once composed of two parcels—one a pasture, the other home to a two-story residence and auxiliary buildings—offered us a unique canvas. With its central cresting topography and naturally occurring wetlands along the eastern and western margins, it was essential for us to approach development with sensitivity and foresight.
From day one, our plan prioritized responsible growth. We incorporated 50-to-80-foot wetland buffers, planned for stormwater detention to accommodate extreme weather, and ensured all environmental regulations were met with the highest standards. This wasn’t just about building homes; it was about preserving the integrity of the land while preparing a livable, enduring neighborhood.
Scarlett’s Landing received key approvals from the Mid-County Advisory Commission in September 2022 and was issued a determination of nonsignificance by Pierce County in May 2023. These milestones confirmed what we already believed—that the project posed no significant environmental threats and aligned with long-term community planning goals.
Engineering for the Future: Solving Tacoma’s Flooding Challenges
Perhaps one of the most important features of the Scarlett’s Landing project has been its innovative approach to drainage and flood mitigation. As East Pierce and the greater Tacoma region have dealt with recurring flooding—particularly around 58th Avenue East—we knew any new homes in the area would need to be future-ready.
Our team worked with experienced development engineers to conduct an extensive downstream drainage analysis. The findings revealed deficiencies in the existing drainage infrastructure as well as neglected maintenance issues. In response, we included detailed improvements in our design, from new public roads to a stormwater detention pond engineered to safely handle both 25-year and 100-year flood events.
These forward-looking solutions weren’t just requirements—they were part of our larger philosophy at Sager Family Homes. We believe that every home we build should stand the test of time, and that starts with making sure the land itself is ready to support families now and decades into the future.
We’re proud that this innovative groundwork will be carried forward under the direction of D.R. Horton. With their resources and national footprint, they’re well-positioned to honor the high standards we’ve set and bring Scarlett’s Landing to completion in a way that benefits the entire community.
Transition of Hands: D.R. Horton Steps In
On July 15, 2025, Sager Development officially sold the 27-lot Scarlett’s Landing site to a Kirkland-based LLC acting on behalf of D.R. Horton, Washington, for just under $7.2 million. While this marks the end of our direct involvement, it’s far from the end of our story. Instead, it represents a handoff between two experienced builders, each with a commitment to quality—one deeply rooted in local values, the other bringing a national scale to continue what we began.
D.R. Horton’s entrance into this project will accelerate the availability of new homes in Tacoma, helping meet the high demand for housing in one of Washington’s fastest-growing regions. As final approvals near completion—only an irrigation plan remains outstanding—D.R. Horton is expected to begin construction soon. The neighborhood will feature 27 single-family homes at a density of four homes per acre, a design that reflects the balance we envisioned between spacious living and community cohesion.
Though D.R. Horton has not issued a formal statement on the project, the development continues to move forward in alignment with all county guidelines and environmental conditions. Performance monitoring is already underway for road construction and storm drainage improvements. This ensures the groundwork we laid at Sager Family Homes will continue to guide each step of development.
Our Ongoing Commitment to Washington Homebuyers
At Sager Family Homes, our role in this story may be shifting, but our commitment to delivering exceptional new homes throughout Tacoma and Pierce County remains stronger than ever. Scarlett’s Landing is a perfect example of how we approach every development—with integrity, innovation, and a deep understanding of what makes Washington communities thrive.
Our portfolio continues to grow with thoughtfully designed communities that cater to first-time homebuyers, families looking to upsize, and anyone in search of stylish, move-in-ready homes. From the streets of East Pierce to the shores of the Puget Sound, our name stands for high standards and enduring quality.
The success of Scarlett’s Landing is just one of many milestones on our journey. And as our partners at D.R. Horton bring this chapter to a close, we’re already looking ahead to our next project. Whether it’s in Summit View or another dynamic neighborhood, our focus remains the same—building homes that support the lifestyle and dreams of every buyer who walks through our doors.
A Legacy That Lives On
The story of Scarlett’s Landing is more than a real estate transaction. It’s a testament to what happens when local expertise, thoughtful planning, and a commitment to excellence come together to create something truly lasting. As D.R. Horton prepares to bring these 27 homes to life, they do so on a foundation laid by Sager Family Homes—a foundation rooted in values, quality, and care.
We are honored to have brought Scarlett’s Landing to this point, and we look forward to seeing the neighborhood flourish in the months and years ahead. It’s not just about houses—it’s about the people who will live in them, grow in them, and make memories that will last a lifetime.
